Shenzhen Show Flat Furniture Package for a Newly Completed Apartment

Background

The project was a display show flat in a newly completed apartment building in Shenzhen. The interior featured neutral finishes, with hard fit-out and staging completed by a third party. In early 2019, the developer needed a matched set of home furniture with restrained dimensions in place before the scheduled sales launch, for daily reception use and viewing appointments. The flat measured approximately 68 square metres.

Requirements and challenges

• Dimensions had to fit the layout: The living and dining areas were narrow in width, and standard off-the-shelf furniture would have felt crowded. All tables and chairs had to be controlled in length, width and seat depth according to on-site measurements.
• The furniture could not compete with the hard finishes: The show flat had a neutral colour base. Furniture colours and fabrics needed to coordinate with the walls, flooring and existing soft furnishings, with no distracting textures or highly saturated colour blocks.
• A short delivery window with no room for rework: From drawing confirmation to on-site placement there were less than three weeks, including time reserved for logistics and installation. The production schedule was therefore tight.

Specification and solution

• Custom compact dining set: One 1.2-metre dining table with four armless dining chairs. The chair frames used matte metal, and the seat cushions were upholstered in a low-saturation grey fabric to keep the overall visual weight down.
• Two lounge chairs and a side table for the living area: The lounge chairs used a compact seat depth, and the side table was made in a narrow, elongated form, providing seating without obstructing the viewing route.
• Fabric samples confirmed before production: Physical samples of cushion and chair fabrics were submitted to the design team for approval before cutting in bulk, avoiding colour and texture discrepancies that could lead to rework.

Delivery and outcome

• 9 pieces in total: 1 dining table, 4 dining chairs, 2 lounge chairs, 1 side table and 1 set of fabric cushions, matched in quantity to the flat size.
• Passed inspection after a single installation: There were no dimensional conflicts or colour corrections required after on-site installation. Handover was completed the same day, without affecting the subsequent cleaning and photography schedule.

Client feedback: The pieces do not make the space feel crowded and the colours sit well. Visitors did not feel the furniture drew attention away from the flat, and delivery was earlier than we expected.
